The IWMS industry transformation through the years

As Ashwath Muralidharan, Director of Business Development and Strategy at Nakisa, shared in an interview with Beaumont Bailey, the IWMS industry has undergone remarkable transformations in recent years. Historically, IWMS solutions evolved from Computer-Aided Facility Management (CAFM) systems, designed for facility management. Over the past decade, the focus has shifted significantly toward portfolio management, particularly lease administration and accounting, where IWMS began to be viewed as the ERP of real estate. An interesting fact is that Nakisa is a pioneer in this regard, being one of the first to introduce a dedicated lease accounting solution in 2015.  

The industry has also adapted to new challenges brought about by the pandemic and the transition to hybrid work models. As organizations increasingly embraced remote and flexible work environments, the demand for effective space utilization, occupancy monitoring, and built environment health grew. Nakisa responded swiftly to these evolving needs by developing specialized products tailored to the hybrid work model, ensuring that businesses could manage their assets and spaces effectively, no matter where their employees were located.

Mass operations, such as bulk modifications and AI-driven lease abstraction, further enhance operational efficiency and minimize manual errors. A configurable multi-level approval system and automated collaborative workflows streamline internal communication, while a vendor portal ensures transparent invoice management and facilitates smoother reconciliation with external parties. 

Nakisa Lease Accounting

Nakisa Lease Accounting enables true contract- and asset-level accounting capabilities, ensuring seamless parallel compliance with IFRS 16, ASC 842, and local GAAP. Financial data accuracy is maintained through native bidirectional ERP integrations with SAP, Oracle, and Workday, as well as advanced APIs that integrate with SaaS platforms like Blackline. 

Nakisa Facility Management

Nakisa Facility Management offers a cohesive system to track asset inventory, conduct facility inspections, and ensure proactive and reactive maintenance through efficient work order management. It also allows for continuous tracking and reporting on vendor performance via the vendor portal. Additionally, Nakisa offers Energy and Sustainability functionality, helping large enterprises monitor and reduce CO2 emissions in alignment with ESG goals.
